Cost-Effective Tips For Marketing A Real Estate Property

Real Estate Agent with Daily Real Estate Update

Real Estate Marketing, Property Marketing - Captivate

As a real estate agent, you can gain a lot of commission on some big sales. However, these sales can take a long time to push through and so you might be left slightly low on cash to promote any properties that you have. Marketing a property is slightly different from marketing a business but there are similar tools that you can use.

In this article, we are going to give you some of our best tips for marketing a real estate property for a client on a budget. Read on to get some expert advice and save money today.

Take Your Own Photos

When you are marketing a property, you typically want to show off the house and have the best possible photographs to upload online. However, hiring a professional photographer to take photos of the property can be incredibly expensive and if you are trying to save money, it will be something that you want to avoid. The truth is that if you take the photographs yourself, they won’t be as high-quality as other properties but they will save you a lot of money along the way. Many of the newest smartphones come with excellent cameras these days and these can be used to capture the home. You can pick up some tips online to help with lighting and angles. This way, you can get those photographs taken without spending more than you can afford.

Use Social Media Channels

If you don’t have a website that promotes your properties, you will need to make sure that you have some social media channels set up. In fact, even if you do have a website, social media can be extremely useful. Social media gives you the opportunity to promote your property without spending a penny. You can set up a business page for your real estate company and upload new properties as they are listed. Then, you can spread the word of the listing by asking customers and relatives to share the posts on their own channels. Social media is a very powerful marketing tool and it is free to use. There really isn’t a more cost-effective method for promoting your real estate property.

Try Email Marketing

If you have a mailing list of potential buyers then you should be using this as much as possible in order to sell the property quickly and at a low cost. Email marketing can be very effective as you can send information about the property, along with some images, directly to the mailbox of a potential buyer. If you haven’t tried email marketing before then you should know that it is actually very affordable. You can find cheap email marketing tools online that can make things easier to manage and help you to analyse the results of any emails that you send out. If you haven’t already tried email marketing for your real estate property, we would encourage you to do this.

Try Facebook Targeting

Social media is a great tool that is free to use but there are also some features that come with social media channels such as Facebook that can help you to market your real estate property. The feature that we are referring to is Facebook advertising which allows you to target an advert and decide on your budget. When you are targeting ads, you should make sure that you have thought this through carefully. For example, you will want to target people in the right area and that are interested in buying a property. If you can afford a little ad spend, you might just be able to reach that buyer who is interested in the property.

Use Your Customer Feedback

If you are struggling to get buyers to view your properties, it might be because they don’t know much about your business. To market your properties and build your brand, you should consider getting some feedback from previous customers. For example, you could gather some testimonials from previous sellers and use these on your website. You could also post them on social media and ask people to leave reviews on your Facebook page. This is free to do and it could help you to generate a sale if the right person reads it.

Use Free Design Tools

Finally, if you want to market your real estate property on social media, you should try to create branded graphics that will stand out. Some real estate agents make the mistake of hiring a professional graphics designer for this but this can be an incredibly expensive decision to make. In 2020, there are some great graphic design tools out there that are free to use and come with templates. If you can use these to create branded graphics, you can get the attention of your customers. Don’t waste money on hiring a graphics designer when you can do it yourself.

Get Started

If your budget is slightly lower this month and you want to market one of your properties, make sure to try out some of the tips that we have given you in this article. Think about using social media to promote the property and asking others that you know to share information about it. As you start to learn more about free tools that are available, you’ll save a lot of money along the way. We would recommend that you try a cost-effective email marketing campaign as this can be incredibly useful.

Try these tips and you’ll see just how quickly you can see a property without breaking the bank!

These are great cost effective suggestions. Personally, I will soon be upping the game with professional photos though. Side by side there is a difference. I've taken my own up until now but recently had this conversation and was convinced to consider the expense. Otherwise, I think these are wonderful  strategies for marketing on a budget and ones which I employ.

I think that if an agent is going to take his or her own photos, the first step should be to take a course on real estate photography.

I do not agree with "taking your own photos' unless you are a professional, experienced photographer!  Rates vary by area, but I gladly pay $100-$200 for photos of my properties, a bit more if a drone is used. WORTH IT>.

There is always a cost of doing business, therefore, as an agent you must determine if accepting a listing is going to be profitable enough as an opportunity.  This and other important considerations must be included in a business plan, so, marketing to various listing price points should determine how much marketing expenses can be utilized.

Photos by a professional is always better but so is staging and other areas of optimal visualization. So, prioritizing your needs to market a property from a budget successfully is essential.
