Two days ago I posted "Your Next Home Awaits in the Hills of Belmont, CA"

Showings, by appointment only as required at this time, began on Sunday afternoon. By Sunday evening we had received a purchase offer, which was negotiated and accepted by the sellers on Monday evening.

Two intense days = happy sellers, happy buyers, and two happy, tired agents.

40 Arroyo View Circle is no longer being shown and escrow set to close the latter part of July.

Homeowners, if you are wondering whether this is a good time to sell (a question I hear a lot,) take heart and give me a call. Each property is unique; each seller's needs are unique, and the market is different for various segments and locations.

Hi Nina Hollander - I expected a quick sale, but not this quick. The buyers were the second party to see the home; they immediately knew it was the one, and submitted an excellent offer the same day. We had a bit of negotiation and were in contract the next day.

Thank you, George Souto - we expect the escrow period to go smoothly and closing as expected. Buyer put his earnest money--which is sizeable here, 3% of the purchase price--in escrow yesterday. In our area we provide a complete disclosure packet prior to hearing offers, so getting offers with no contingencies at all are quite common.
