Real Estate Market Report for Addison, Texas: June 2020

Residential Real Estate For Sale in Addison Texas

The total number of currently available residential properties for sale in Addison, Texas is 37, the same number as last month.  Twenty seven of the properties are pre-owned and ten are new construction. Currently for sale, there are:Oceanview

  • 7 single family homes (ranging in price from $385,000 - $2,195,000)
  • 1 half-duplex ($315,000)
  • 17 condos ($135,000 – $469,000)
  • 12 townhomes ($331,900 - $499,900)

Twenty one of the available homes have been on the market for longer than 30 days.  Homes are taking longer to sell as the market continues to correct.

The average number of days on the market for the “active” status, pre-owned homes is 69 days (as compared to 60 last month). The median number of days on the market is 47 days, compared to last month’s 39 days.

There are 18 homes in the pending status (waiting to close), as compared to 18 last month. Six of these are new construction.

 

 Sales

Eleven Addison homes sold/closed in June; 9 closed the prior month. The median number of days on the market was 30 days, and last month the median was 19.  The average number of days on the market was 40 days. The range in June for the previously owned homes was 3 days to 103 days. The average price per square foot of all previously owned homes that sold is $172.43, down from the $187.59 average the prior month. The average list price to sold price ratio is 96.88%, a decrease from last month’s 98.78%. There are still price reductions and offers accepted below full price, with few, if any, multiple offer situations.
