This beautiful large condo went pending in hours. As usual, timing is everything. The parents are purchasing it, in part, due to its close proximity to their daugther's nearby workplace. She is the one who will be living there. Plus, since it's located in a gated community, they appreciate the extra security. They had driven through the neighborhood a few months back, and liked what they saw. Therefore, since mom and dad live in Seattle, they searched the web everyday hoping to see a new listing.
This went active last Sunday, and within a few hours, I had several calls. However, we could not show the property until Wednesday. Nonetheless, I set up two appointments. A few hours later, the Seattle couple called me back and asked me to write up a full-price offer - sight unseen. I tried to call the other buyers as a courtesy, but they didn't return the call until late that night. Too late. Within 10 hours, we had a fully accepted offer.
Since the buyers were coming to see the condo for the first time on Wednesday, we decided to try and book the inspection for the same day. Naturally, when things are unfolding as they should, it worked out perfectly. They are the nicest people! Of course. It's a joy to be representing both sides in this transaction. We normally avoid dual agency, but since both parties are savvy and fair-minded, we agreed.
The inspection went well, and the buyers, who had never seen it, except in photos, loved it. Who wouldn't? At nearly 3 thousand square feet, it has two masters and two laundry rooms on each level, a huge media room, library and study nook, and 2 other bedrooms. It's a fabulous floor plan with high quality finishes. And, it has the nature as neighbors component too, backing to a green-space nature preserve with year-round visiting birds and critters.
The sellers are thrilled too. They now live in Hawaii and are anxious to move on. Condos in Camas often take more time to market than detached homes. Not this time. We give credit to correct pricing, the home's condition, optimal marketing, and the right timing. We just love it when the stars align.
