Spent weeks prepping the "for sale" home and briefing the client. Client says to the agent: Please no more long stories just brief answers and I'm good. Agent says alright, let's concentrate on getting the home ready and from this point on, let me handle all inquiries. So what does the client do? Starts answering questions and listing to be info with neighbors, friends and strangers all about the home

YOU GOTTA LAUGH

For those of you who think nothing wrong with a seller talking away about the listing, condition of home, repairs, issues not relevant & who project excitement, utmost cooperation & a sincere wanting to please everyone will have a hard time when it comes to your turn as an agent to control the transaction

MONEY IS NO OBJECT JUST FIX THE CAR

Reminds me of the good natured fellow who took his car in for repairs, explained all concerns and then said money is no object just fix it because I need peace of mind when driving and the car repair guy saying you will get it all repaired no problem. If honest Great! If not, your bill just tripled!

THE EXCITEMENT OF IT ALL

Selling a home is exciting for all involved. Sellers have a pride of ownership & want it to show well while wanting as much money possible in the quickest time. Yes that is all true. The sword cuts both ways however. The buyer wants things too. Least purchase price, maximum repairs & timing for them

AGENTS AT WORK

That's where agents come in. Both seller and buyer agents have to help find that equitable position for all while not only practicing fiduciary but wanting to make a living and keep things moving surely & fairly. Emotions for agents are a luxury and a nuisance as their professional focus gets in the way

IMPOSSIBLE TO BRIEF CLIENTS ABOUT EVERYTHING

Some clients can handle the briefing about all things or specific things but the many do not speak Real Estate fluently. That's why agents have to gage just how much their client can process. My latest client expressed an interest to know but quickly became over-whelmed when brought into the process loop

CLIENT CONTROL

I remember someone coming by the home right before we listed & after I gave the repetitive warning to refer all inquires to me & my client engages this fellow more than I would. Doesn't know who he is, whether he has the funds to perform but treats him like royalty. Fine if we are hosting a block party. 

YEARS AGO I LEARNED

I am not a control person/agent just an orderly rule-player that believes in proceeding a certain way to get a proven result. Who proved this belief? I did over the years! Its called experience and in the vernacular "savvy" that when unleashed gets results. There are many ways to proceed. I use my own

EXCEPTION TO MY RULE?

Teamwork! If we have that understanding going in and upfront I can team-play like the best of them. However, if we agree that I go on point, stick to that because I will. In this case, my client, who means well agrees but then a new situation appears & my client thinks: Oh this is new! NO it is not. Refer to me

THE STATUTE OF LIMITATIONS

Too many chefs in the kitchen not only cause issues but what about the after wards too? That's what sellers don't appreciate until told. Buyers have four years after the transaction closes to make a fuss and what we do or don't do, say or don't say NOW matters. If you hire a pro, let him go...to work that is

ALL PROFESSIONS SUFFER

Doctors complain about their patients not following their advice, attorneys will tell their clients to keep quiet or stick to the question to no avail and CPA will always ask for receipts more than once. Why are agents any different? Real Estate remains a constant but the people...oh the people are the wild cards!

Love this post!  Money is no Object is my favorite, as it has been the phase of the week for me.  Keeping my sense of humor on it, as they seem to have a lot of difficulty call their bank and getting a proof of funds letter to have on file.  My thought is : Assess to money may not be an issue, but apparently access to a telephone is a big issue!  LOL
