Looking for a home where the snow melts off the driveway quickly?    Or, do you want a home where natural sunshine floods the living areas of the home?   

 


Which direction does the home face?

Purchasing a home with Southern exposure in areas that receive snowfall will make snow removal easier.    A home facing North will need immediate snow removal once the storm has ended, so you don’t have ice on the driveway for days.



Do you need natural sunshine in the living areas of the home?    Some buyers want the sunshine to be prevalent in the living room and kitchen areas.     

 



With a patio or deck facing North or East you will enjoy the shade for outdoor entertainment.   

With inventory limited, it is more difficult to find a good supply of these homes, but items to consider when purchasing a new home.

Roy Kelley in my other house, I faced south, and always was outside shoveling when my neighbors on the other side of the street were, and reminded them their REALTOR must not have helped them with their North facing home!    LOL  Sorry to hear you always have more snow, hope you have someone help you shovel!  You shouldn't BE!

I have had clients tell me for different reasons the home has to face this way or that, but when they find the one they love it often doesn't matter they manage just fine.

You are so right Joan Cox! This is a great post to share.  I remind potential buyers about this on steep driveways.

Though we don't get much snow in Sedona, and it does evaporate quickly, you do need the sun to add some heat! If there are areas that stay in the shade, it will take longer to melt. I know Rick has gone out to the shady area of our drive to push it into the street where it will evaporate or melt fast.

Jaon, excellent point to bring up during the home search. We have to be aware of the compass direction of homes here in AZ, too. There is no snow but there is summer Sun.

Sheri, it would make a difference on steep driveways!   When the driveway is in the sun, not as much of a factor.

 Hi Joan Cox I remember when I lived in Aurora, CO back in the 80's, our home faced South, and I remember having to always shovel snow away before going to work. Yes, it does make a difference for many homeowners, especially those who are into feng shui.
