Here is May 2008 Real Estate Market Activity.  Each month I will highlight the current market condition and changes so check back often to stay informed.


During the month of May there was 149 homes listed in the Wiregrass Mulitple Listing Service (MLS) . The average list price - $172,967.

During May 2008- homes in the Enterprise AL and surrounding area average sale price of MLS listings were $158,666 (up from First Quarter Report of $141,683).

May 2008 yielded 99 homes sold - which means that ownership changed and the new owners are listed on the tax records recorded at the Coffee County Courthouse.

The Average days on the market (DOM) for the month of May 2008 was 186 days.

During May 2008 - the MLS percentage of Sale Price to List Price was 94.26% (down from 98.45% in the 1st Quarter 2008 report), which means that all 334 homes sold for 94.26% of their original list price.

The total Sold Volume for the Wiregrass MLS was $15,727,705.


Current Conditions as of June 19, 2008:

Active listings: 789     Pending Listings: 36


The Absorption rate in the Enterprise / Fort Rucker and surrounding area is 34 weeks or approximately 8 months of inventory if the current conditions remain unchanged and continue to sell at 23 homes per week.

An absorption rate is the ability of the real estate market to sell off all of the houses that are for sale in Enterprise / Fort Rucker and the surrounding area of Coffee and Dale County.

The Definition of Absorption Rate:

Number of weeks it takes to sell the current inventory at the present rate of sales.
