We finally have a Buyers' Market -- so why aren't the buyers' buying? How can we call it a buyer's market if the buyers aren't buying...Recenlty an associate of mine was showing a property - finally finding the perfect home for her clients.  When they went back for an additional showing to measure, etc. and they brought their little lap dog.  The little boy next door, soon to be their neighbor, came over to say hello.  The boy was small for his age and looked like he was two years old but judging by his vocabulary he was most likely 3. The little boy says to the potential buyers - "Boy Mr. Smith-your neighbor on the other side has a huge pitbull. He's going to make your dog his dinner one night!!!"  End of story; the buyers walked!!! Why wasn't this little boy in his own house?   Anyway, back to square one.  You gotta love it -- keep your sense of humor - it's your only chance -

The buyers are starting to get more active in the Austin area, but the contingencies are stiffling!  My seller just accepted an offer on their home (in five days might I add - priced right and staged beautifully!), with a contingency deal that had a contingency deal on it!  A vertible chain of uncertainty that we are all holding our breath about!

I was showing a rural property and we were in the final walk thru and suddenly out of the woods comes , BANG ! BANG ! BANG! . I am thinking there goes the sale. The husband turns to the wife and says, Honey we can hunt here isn't it great !! You just never know

Sometimes a buyer has cold feet and decides to use the first excuse that they see. I have heard some stories we the buyer get an accepted offer (at their price) then they disappear. You call them, leave messages but no return calls. Why do they waste our time when they are not really serious?
