Other than following up occasionally, there is no real way to speed up the process.  Too aggressive followup will probably have the opposite affect.  Maybe lenders will wise up someday but I'm doubting it.

I just finished up a short sale and I found that 2 things had a minor impact in speeding up the process:

1. always ask, kindly, to talk to the person's supervisor.  I always said, look I know you are doing your job and I appreciate all your help, but I really would like to talk to a supervisor to see if there is any additional information that they can provide me.  This seemed to get me more info. and they were able to speed up a couple things for me. 

2. Tell them, nicely again, that you think it might be best to call HUD and see if they can help you out.  That really got things moving for us! 

I had my assistant call once a week to check on progress, she always asked to talk to a supervisor and got good results.  Then I started calling as we headed toward the end of the process, used the "calling HUD" line, and we got closed before it went to auction.  All went well, even though it was a little over a 2 month process.

Try to get the contact at the banks email, also more and more banks are adding extra hours to accomodate the overflow with the work-out depts. staying open till 9pm.

I feel you, i have been losing sleep over a couple short sales I'm working on as well.

David how would calling HUD help? Do you call HUD or are you asking them to call HUD?
