Condos and Townhomes for Sale in Carlsbad Village
Market Update October 2020
Buyers seeking to move to Carlsbad Village, to retire there, or perhaps acquire a vacation home to enjoy the beach lifestyle, have a number of options, both resale as well as new construction. And of course there is the opportunity to enjoy all the amenities and services in Carlsbad Village close by, plus 7 miles of beaches. And for some being able to see the ocean and sunset from their home is a big plus.
In addition to current new construction offerings, there are several townhome projects underway or approved that should be ready for occupancy in 2021 (timing to be determined). More on that in a moment.

Resale townhomes and condos (e.g., Seagrove, Summerhouse) vary widely in terms of proximity to the beach, their views, overall living space, number of bedrooms and baths, number of floors, outdoor space offered, and other features.
It’s important to have a good idea of what type of property meets your needs, and to know your budget, if you are going to be searching for a home in Carlsbad Village.
Resale prices for condos and townhomes in the Village itself (92008), or close by, range from $1,100,000 to $2,995,000 currently. If you are willing to live outside the Village (e.g., east of the freeway or to the south) you will find other opportunities and lower prices.
NEW CONSTRUCTION HOMES
New construction condos and townhomes in the Village, or within a few blocks of downtown, include Carlyle (mostly 1-level condos), Bungalows 8 (3-level townhomes 3 blocks to the beach), and Eleven West (eleven 3-story townhomes several blocks south of the Village, about half are sold). The 14 townhomes at Beachwalk at Roosevelt by the post office have all sold.
Current MLS prices for new construction townhomes and condos in Carlsbad Village range from $1,169,000 to $4,395,000. Be aware that not all new construction homes may be listed in the MLS – if you have an interest in new construction homes, give me a call at (760) 840-1360 and I will get you the information you need about what’s available and the pricing. Then we can arrange a tour of any properties that are of interest.
Keep in mind that buying a home in a new construction complex differs in some important ways from buying a resale.
(1) You will want to bring your Realtor with you on the first visit or you will become the client of the builder and therefore not have someone who is representing you & looking out for YOUR best interests.
(2) What you see in that gorgeous model is not what you are going to get in your new home, unless you pay for all the upgrades and even then there are differences in terms of what may be available to you.
(3) You may not have choices for certain items in the floor plan you like, depending on what homes are available and how far along they are in building them, e.g., flooring, kitchen cabinetry.
Now for some projects under development. Laguna Row is a collection of 13 detached townhomes at the north end of town overlooking the Buena Vista Lagoon, due for occupancy in the Fall of 2021. 5 homes are already reserved. These range in size from 1550 F to 2246 SF, with 3 – 4 bedrooms, and pricing reportedly starts at $995,000 but stay tuned for updates.
Seaglass is being built on State Street in the North State area of the Village. This small complex will be 8 4-story townhomes (garage plus 3 levels), all with 3 bedrooms except one 1-bedroom unit. No pricing is available yet that I have seen but I will keep you posted as I learn more.
