A Home Owner wanted to list their Manchester NH are home, but DEMANDED I let them know how many offers i could bring them the first week. They were interviewing Realtors and had some demands.
The most important part of listing and selling a home was first seeing the home. They agreed and set up a time. Once there the next important step was obtaining the homes value in today's market. Mr. Seller though was bent on how many offers I could bring. I let him know, more important than a stack offers, is one good offer is at or above the value of the home. He did not want to hear that, he wanted stacks of offers.
Before I could ask why, he told me that the last agent said they would list the home lower than it was worth. That way they could guarantee a mountain offers.
DO you want offers or do you want to sell the home?
Mrs. Seller got it, she wants to sell the home and head South before winter. Mr Seller wants to count offers.
There was only one way to get this to work. That would be to show him. I asked him what price he wanted for his home. He gave me a number. Having comps in hand of what other neighborhood homes sold for this year, i showed him what the value was. It was actually higher than his value. The next point of contention was time. The Mrs. wants a quick sale, why would he want to delay the sale playing games with offers that were not as much as or more than he wanted to sell for?
Offers are worthless if they are not for enough. I could under price the home and bring him two stacks of offers. But how would that put more money in his pocket? How would that sell his home faster? It would not said the Mrs. She put her foot down and said "to list at market value and go get us a buyer.
In Summary, a hard lesson to learn is by trial by error. Discounts and short cuts do not work well in real estate. You have one shot to do it right, so list with a great agent, not just any agent. You only need one agent at or above market value to sell the home.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
