Living on the edge.
When emotions are tapped, home-buyers get excited, often overlooking important details when viewing homes that fits most of their Wants and Needs List. They may wish to quickly move forward with an offer.
Some things to consider first:
- If vacant land exists right across the street, any number of businesses could pop up like: A big box grocery store, gas station, strip mall, adult bar, baseball field or a multi-family housing complex could be approved, potentially bringing down property values. Choosing a home on an interior lot in a community ensures that will not happen.
- When searching for homes in outlying areas, be aware that working farms with animals do exist. If the wish is to live in residential / agricultural areas; the wind blows and temps creep up in warmer months. Ensure it is something that can be lived with throughout the year. Neighbors will not change their surroundings to suit newcomers.
- HOA or not? Home Owner's Associations work for the better good of all residents in an effort to create harmonious living. Read a complete copy of CCRs to clearly understand community expectations prior to submitting an offer. Codes, Covenants and Restrictions will be an owner's guideline to always follow, not just when convenient.
As an agent who knows the local area, part of my responsibility is to help guide clients to their goals, to arm them with reliable data so an informed decision can be made. In the end, decisions now, will drive future days and my wish is always a happily ever after!
