Ron,  a recent AR Q&A addressed seller's virtual tour of occupied home as a violation of privacy.  This concern in occupied homes can be lessened somewhat by virtual staging and seller's required receipt of pre-approval as condition to show.

Hi Ron good points!  I've been a fan of staging homes for many years.  We have virtally staged a few homes and that is much better than an empty home.

Virtual staging has been available for some time, however, not adopted by most agents until now because the selling process has dramatically changed. Additionally, change has been adopted by consumers because of the pandemic, therefore marketing changes IMO are readily adopted easily accepted as another business practice such as virtual staging.
