Today on Real Estate Talk:

Market Update - A discussion on sub-prime lending and the recent changes by Freddie Mac that will impact consumer's abilitiy to get a non-conforming loan.  Rates (provided by my good friend Scott Foss at Pinnacle Mortgage) as of last Friday - 30 year fixed still available at 5.75%.

Discussion Topic (Guests - Ivy Pratt of Ivy's Interiors and Lee Powell of Garland Nursery) - Had a great discussion about staging and curb appeal.  Drew numerous parallels between the interior staging concepts and those for outside.  Some key points:

  • Focus on the color pallette and re-emphasized the need for neutral colors
  • Ensuring that the PURPOSE of a room was clear, and consistent
  • Getting rid of bulky furniture and clutter to open up rooms (YES, it is a good idea to rent a storage area to put some of that stuff)
  • Clean, Clutter, and Color apply OUTSIDE as well.  Edge and mow, get rid of weeds, fresh flowers (seasonally, you can either plant or use planters and pots)

For the seller; start across the street and really LOOK at your house, as if for the first time.  Try to see your home as a buyer, from the curb, the doorway, and then inside.

E-mail questions with regard to faux finishes and bold colors and landscaping damaged by weather were answered.

One home was highlighted in the Real Estate Showcase.
