Unit-Sales Post a High Mark for This Late in the Season, with Prices Posting Another High for Battle Ground WA in September 2020
The partial lifting of the State's lockdown rules has pushed the stronger part of the home sales season a few months later than normal. Thus, we are still seeing robust Pending Sales. Prices are still rising steeply as well. Here are the key elements for this month's report:
- The 3-Month Moving Average Sales Price moved up by about $11,000 and is now $482,788 which is 18.01% higher than last year; with the 12-Month Moving Average now at $449,382 or, 9.26% compared to last year.
- The Inventory level for Resale Homes sunk to 1.0 Months (down 0.2) of Supply.
- Approximately 66 Pre-owned Homes closed, compared to 45 Sold in 2019; an increase of 21 homes (46.67%).
- REO/Bank Owned property sales were 0 units (0% of total); up from 0 (0%) for the same month in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); compared to 0 (0%) in September 2019.
The Average Sales Price for Battle Ground moved a whopping $31,000 up to $472,496 this month; and now leads Vancouver's price-level by $63,287!
I have prepared a couple of custom charts below with the first one showing the trend for Average Number of Pre-owned Homes Sold; with the short term (3-months-trend shown in red) and long term (12-months - blue) trend-line:
The short term trend-line has been strong enough to tie its highest mark. This element has been strong enough to is erase most of this year's deficit, and is now just under 2% below last year's number of sales. To be sure this continued strength is also confirmed by the rising long-term trend line.

The short-term trend has jumped up again to another all-time high; with the long-term line at a new high also. With home loan interest rates still low, and slowing falling, we still have some counter-balance to the rising prices.

Both Pending Sales and New Listings fell both ending up in the low 50's; with Closed Sales moved up 1 unit to post another yearly high. With such strong later in the season transaction activity, without replacement from new listings, will continue to keep Inventory at a Low, and going lower, level.
The Average Price for New Listings fell to the lowest level in the past 5 months. Closed sales prices also eased to about the 3rd highest level for the year.
Finally, Average Days on Market fell by a week; and Median Days fell by one day. Indeed this is unusual to see the market action this brisk late in the season.
