Is it the right number and locations of the bedrooms? Is it the right number and style of baths? Is it the right kind of heat?
Is it accessible for everyone’s needs? Is the property approved for government loans? Are they aware of the Condo, HOA & Coop rules? Is it a pet and/or child-friendly neighborhood? Always do a drive-by before making the appointment.

100% sure they are ready, willing, and able to sell? Prepared to leave the house for all showings? If the house sells today, how soon can they move? Are funds needed from the current property? Prepared for an interim move? Need a rent back? Is the new home ready for occupancy?
