Buyers know what they do and do not like. 

 This has been proven over and over when selling unique properties.

 

Recently read that buyers know within the first 8 seconds whether they like or dislike a house.

 

Thinking about the likes, dislikes, and quirks of various properties, I started making a list.

 

-Cemetery... Some would not live on a street where there were graves. Some people, like writers and artists, have no hesitation.

-House on the railroad tracks. It will never sell unless you find that retired train conductor.

-Upside down house ... primary bedroom, bath, living room, kitchen on the main level, and the other 3-4 bedrooms are on the lower level. Not right for some-perfect for others.

 

-Wooded lot... some do not enjoy cutting grass.

-Bathrooms...must have a tub, shower, or a jetted tub. The same is true for the throne room; some like, some hate.

-Colors... everyone has a preference! 

-Close to a school...yay or nay.

-Busy street... across from the shopping center. Perfect for the non-driver.

-Fireplace...some will not buy a home with one; others will not buy without one. Some only want wood, others only gas or pellet.

 

-Heat is on...love-hate with all kinds, including oil, gas, propane, steam, electric, and baseboard.

-Exterior...wood, stucco, siding, bricks, sticks, or hay.

-Style...contemporary, colonial, split, cottage, townhouse, condo, single-family, ranch, cape cod, etc.

-Basements... has to have a walk-out. Do not want an exit. 

 

What's important?

What can you live without?

What are your must-haves? 

What do you like about this house?

What don't you like about this house?

Can you see yourself living in this house?

 

The more questions, the easier to match them with that right home. 

As an agent, find out your client's wants, needs, and preferences. They may not match your opinions, likes, or dislikes.

Hello Margaret - both love and hate are subjective and can be strongly expressed.  It can be a challenge finding that "middle ground".

Good morning, Margaret... I agree that buyers make those decisions in a split second... and often they make it as they walk up the front walk to the door... if they like what they see, they look for reasons to like the interior. If they don't like what they see, they look for reasons to dislike the interior.

On a house hunt today, while in homes that didn't work, I took the opportunity to ask how they liked the views and lot location. They keep mentioning they want wooded, but the lots we saw today weren't that at all and yet, they loved them.

It's true there is a buyer for every home.  It's always fascinating to see how different things appeal to people. Sometimes getting the couple to agree can be a challenge, can't it?

These are important issues for buyers to consider so they can sort through what's important, what the trade-offs are, as well as the deal killers! It's interesting that some have not even considered some of these factors when asked...like power lines, a local train, etc.
