Housing Inventory Trends

For the month of January, Champlin has 28 new listings with a wide range of neighborhoods and home styles. Of the 28 homes listed in November, 19 of them are currently under contract, contingent on a successful inspection. 44 Champlin homes for sale have now moved to pending status. The 44 pending homes have an average price of $323,065 with 26 total days on the market. With the low levels of inventory, the days on the market reflect how fast our Champlin market is moving.

51 Champlin homes sold the previous month in October. Yes, homes are selling in the midst of a pandemic. Of the 51 Champlin homes sold in October, the average price was $310,181 with an average of 24 total days on the market.

What's Ahead for Champlin Seller's?

It's certainly been a strange year, however, the Champlin Real Estate market is unfazed. Traditionally, we'll see what seems to be a slight slow in the market as we head into December and January. This year, many buyers have not yet purchased a home and will still be in the market. This will likely cause a trickle effect that will keep our market moving steadily even through the winter and into Spring. 

With many homes utilizing in homeschooling, the traditional rush to purchase before the new School year didn't necessarily apply to most buyers. With flexible work and school schedules, I anticipate home sales and purchases to continue.

Why Do People Live in Champlin?

Champlin is snugly situated near the Mississippi River and offers a ton of fun for all! New developments to the river area will soon offer more restaurants and riverside dining.

Champlin has more than a handful of parks which include Andrew's Park Splash Pad, and a Skate Park, a Lifetime Fitness, ice rink, and expanded outdoor viewing at Champlin movie theater. Champlin also offers easy commuting access to Highway 169 and Highway 610. Plus 252 is a quick way into downtown Minneapolis (Search all Champlin Community has to offer).

Champlin also offers restaurants, grocery stores, and coffee shops with three small strip malls with ice cream shops, Chinese Restaurant, Fast Food locations, Wells Fargo and Target. All the conveniences and a little smaller community feel than the neighboring Brooklyn Park and Maple Grove areas.
