I have hosted a several open houses recently in the neighborhood and many of the residents that I have met love it & couldn't imagine living anywhere else, and if they had to move, they would prefer to stay in the neighborhood if possible.
About the real estate: There has a variety of homes created. They are range from single story residences with about 1200 square feet up to 3500 square feet (including finished LL). All two story units have at least 1 car garage and minimum of 1400 square feet above grade, with 2 bedrooms and 2 1/2 bathrooms. Units are typically found in good condition with some upgrades, walk in closet and all are serviced with gas heat & central air.Due to the variety of homes, pricing can come from the middle $300,000s to over $700,000. The average price for sold resale units, YTD for 2020 reported on the MLS was $453,576 with approximately 43 homes sold.
There are some resale units-starting at $339,000 for a single story residence up to $790,000 for a spacious townhome with a main level master suite .Pricing tends to a little more favorable than new construction, especially if you factor in upgrades. Current new construction starts at $475,000 for 1700 square feet & $525,000 for 2100 square feet. There are 3 additional development sites as of today. One is located where the construction office is located, at the corner of Rivington Way at Reserve Road in Danbury. Another is located at the corner of Reserve Road at Woodland Road. The third is at the Reserve Road at Winding Ridge. I do not know exactly what Toll Brothers plans to offer on those sites or which area will be developed first. I was told a pretty reliable source that one of the sites will be restricted to a 55+ section, but I do not have any written confirmation from the city of Danbury as of 11/11/2020.
