Are Home Inspectors Licensed?

We have buyers ask this question all the time.   Here in Colorado you or I could become a home inspector today, with or without experience.

 

The State of Colorado has had a few bills that have been attempted to get through the channels but keep hitting roadblocks.    I have heard it will again be submitted this year.

 

HOWEVER, there are inspectors that have gone through official training, passed exams on each aspect of a home, and gotten "certified".   These candidates go through training in ten days to 4 weeks.

 

There are a couple of organizations they join and there are meetings and communications to keep inspectors aware of new issues and changes they may experience in the field to keep them updated.   The inspectors I use carry appropriate insurance also.

 

When a buyer needs an inspector, I do have several that are very good, but a buyer can always go onto the site to interview for themselves.

Hi Joan... I've always found this to be crazy... trusting a house to a non-licensed inspector. North Carolina is actually one of the 10 toughest states in the nation in terms of licensing requirements for inspectors coupled with liability insurance they are required to carry.

Hard to believe they haven't been able to push a bill through to mandate licensing for inspectors. In Texas we have licensing of inspectors and I'm very grateful.

Hello Joan - there is no official home inspector "license" in California.  It's a commonly asked question and the "look" from prospective buyers is noteworthy especially for those new to our state yet experienced as home buyers elsewhere.

I learned early on to make sure inspectors have the right licensing and I was lucky that the inspector I have always recommended to my buyers was indeed licensed and helped train quite of few other inspectors in our market.

Can't imagine hiring an unlicensed inspector or even a licensed one with no serious background.  Of ones on our list one is a contractor, one is an engineer and the other has 25 years in the business.

Yes, here in Louisiana they are license by the state board. I have 3 that I would recommend to my clients as an option.
