Hi Joan, here in AZ, Home Inspectors are licensed through our Arizona State Board of Technical Registration. So in addition to being a member of ASHI, NAAHI, or NACHI we monitor their education and performance. An unqualified home inspector could make or break a deal.
Good morning Joan Cox it is so important for education and certification in this area. The things that I have seen missed by an inspector shocks me. I learn more than they do from watching HGTV!
Hi Joan... I've always found this to be crazy... trusting a house to a non-licensed inspector. North Carolina is actually one of the 10 toughest states in the nation in terms of licensing requirements for inspectors coupled with liability insurance they are required to carry.
Good afternoon Joan Cox ,
Hard to believe they haven't been able to push a bill through to mandate licensing for inspectors. In Texas we have licensing of inspectors and I'm very grateful.
Hello Joan - there is no official home inspector "license" in California. It's a commonly asked question and the "look" from prospective buyers is noteworthy especially for those new to our state yet experienced as home buyers elsewhere.

Joseph Domino 480-390-6011 you are lucky, our lawmakers have submitted bills for this in Colorado many years.

Hi Joan- I'd imagine that every state has different requirements. It's important that buyers work with an agent who can help them navigate buying a home.
Good morning Joan Cox - being certified makes a difference. The home inspector in my BNI is certified and at the top of the charts.
I learned early on to make sure inspectors have the right licensing and I was lucky that the inspector I have always recommended to my buyers was indeed licensed and helped train quite of few other inspectors in our market.
Kathy, it does vary state by state, and we are the professionals to guide buyers through the process.
Can't imagine hiring an unlicensed inspector or even a licensed one with no serious background. Of ones on our list one is a contractor, one is an engineer and the other has 25 years in the business.
Yes, here in Louisiana they are license by the state board. I have 3 that I would recommend to my clients as an option.
Anna, all 3 of my recommendations are certified inspectors with years of experience.
Frank, you are lucky your state will license them. We can't seem to get this done.
This is very good information to share with home buyers.
Take care, be safe and have an outstanding week.
