Buyers Aren't Looking For Homes Before the Holidays, Are They?

There are plenty of agents in my own marketplace that create self-fulfilling prophecy that there isn't anything that happens in the world of real estate between November and December.  Each year, those agents overlook opportunities to help buyers and sellers because their own perception is that the best time of year to sell is spring.  It's maddening.  November and December are fantastic times of year to sell.  Here's why:

  1. Only serious buyers are out and about
  2. "Home for the Holidays"is a strong emotional motivator for buyers
  3. Very few sellers think the holidays are a good time to sell, so those that do list have hardly any compeition for the serious and emotional buyers in the market place

I still remember listening to an agent talk sellers out of listing during the end of the year in our office years ago.  To be honest, I don't think she wanted to be bothered with working during the holidays.  She encouraged the sellers to wait until spring "when all the buyers would be out."  In my mind I was thinking, "And all the sellers too."  Nevermind the fact that the top producing agents were running round like chickens with their heads cut off with all the business they had going on.  Sure, she convinced these sellers there was no use in listing at the end of the year.

Truly, when you need to sell your home, a great real estate agent can and WILL get it done whenever that is.  Case in point, the listing I got under contract last night.  Yes, two nights before Thanksgiving I was at the center of a hub of buyer activity on my Centreville townhouse listing.  The buyer wants to close right before Christmas.  (Hello?  Home for the Holidays?)

So if the need arises to sell during November and December for you, get in touch with me.  I would LOVE the opportunity to bring you a holiday miracle and sell your home during the most wonderful time of the year.

Hello Chris Ann - it's "happening" not only in your market but across the country and has been occurring for years.  It's rather incredible in some ways yet rather sad at the same time.

The first time I heard "no one is looking/buying" was my initial year in real estate.  I won't/can't say each December was terrific but at least I tried and connected many people with real estate opportunities that started during a time when 'everybody else' had disappeared/went AWOL.

We make our own luck.  There are always people looking for homes.  We just need to keep our ears open.

Hi Chris Ann it's always been interesting to me that agents create this pre-conceived idea that people are looking for homes around the holidays.  Sure they are. I remember selling one on Chritmas Eve Day. And there are some agents that choose to slow down a bit around the holidays...and that's their choice.

We have a few that make it their choice, but blame the market.  It's crazy.

Hello Chriss Ann,  I had that conversation with clients last night and again this morning.  It's crazy how people believe that holidays are not a good time. Motivation in buying and seller exists in people every day of the year!

I think there is more motivation this time of year than summer vacation....at least in our market.

Please forgive the "drive by" comment. I'm afraid that while I am away for the holiday, my time is limited.
I wanted to say thank you for your posts. I enjoy meeting people like you here on AR. God bless you and have a Happy Thanksgiving. I'll keep reading when I get back home.
