Buyers Aren't Looking For Homes Before the Holidays, Are They?
There are plenty of agents in my own marketplace that create self-fulfilling prophecy that there isn't anything that happens in the world of real estate between November and December. Each year, those agents overlook opportunities to help buyers and sellers because their own perception is that the best time of year to sell is spring. It's maddening. November and December are fantastic times of year to sell. Here's why:
- Only serious buyers are out and about
- "Home for the Holidays"is a strong emotional motivator for buyers
- Very few sellers think the holidays are a good time to sell, so those that do list have hardly any compeition for the serious and emotional buyers in the market place
I still remember listening to an agent talk sellers out of listing during the end of the year in our office years ago. To be honest, I don't think she wanted to be bothered with working during the holidays. She encouraged the sellers to wait until spring "when all the buyers would be out." In my mind I was thinking, "And all the sellers too." Nevermind the fact that the top producing agents were running round like chickens with their heads cut off with all the business they had going on. Sure, she convinced these sellers there was no use in listing at the end of the year.
Truly, when you need to sell your home, a great real estate agent can and WILL get it done whenever that is. Case in point, the listing I got under contract last night. Yes, two nights before Thanksgiving I was at the center of a hub of buyer activity on my Centreville townhouse listing. The buyer wants to close right before Christmas. (Hello? Home for the Holidays?)
