Closed Unit Sales Push to a New High; while Skyrocketing Sales Prices Post another New High for real estate in Camas WA for October 2020
We typically think of the Start of Fall as when real estate sales activity visibly slows - but, not this year! Strong Demand with Shrinking Supply has been a perfect storm for rapid rise of prices while available purchase-choices shrink. Here are the highlights for this month:
- The Short-Term Average Price Trend moved up to a new high this month and is 12.94% higher than last year ($69,703); with the 12-Month Moving Average also strongly positive at 8.47%
- The Inventory level is incredibly low at 0.5 month's of supply for pre-owned properties.
- Approximately 66 Resale Properties closed in October 2020, compared to 53 Sold in 2020; which is 13 more (24.5%) compared to last year, and 10 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
The Average Sales Price is now at $608,197, which is approximately $131,377 higher than the Clark County average for this month.
Next up is my custom chart created to show the number of pre-owned properties sold (Unit-Sales); highlighting the Short Term and Long Term trends:

The strong posting for number of properties sold powered the short-term trend line to an all-time high. The long-term trend is also at a high level and may post a new high also!
Continuing on the chart below is for the Average Closed Sales Price showing another strong jump upwards after a "pause" last month.

Camas Resale Property Sales Inventory & Days on Market - October 2020
The Inventory-by-Month graph shows both New Listings and Pending Sales moving after their somewhat strong downward move last month. Closed Sales came in relatively strong hitting the second highest level for the year. If Demand remains strong, while Inventory is at half-a-month's supply, pressure on prices will remain strong.
The middle chart shows both Average List Price and Closed Sales price just above the $600k mark.
Finally, the Average Days on Market actually dropped by almost two weeks; while the Median inched up a day.
