Month of November 2020. Wow! Average Sale Price is up 17.3% to $335.1K vs prior year. Median Sale Price is also up nearly 25% to $341.2k. On a cost per sq. ft. basis things are a bit more modest with Average Sale Price up to $176/ft and Median Sale Price up to $178.3/ft. a 6.4% & 10.3% increase, respectively. Unit volume of 42 closings vs 32 one year ago, a 31.3% increase. Lack of inventory remains a chronic problem with only 27 homes of the market at this writing. The time on market has dramatically declined to just 27 days on average vs 68 days last year, a 60% decrease. This is especially true for entry level homes that typically go under contract in a matter of days. Looking ahead to December 2020, there are 70 re-sale homes currently contingent or under contract/pending vs last December’s total of 42.
November YTD 2020. Unit volume of 439 is just 5.4% behind last year’s total of 464. Average Sale Price is $323.8k a 9.2% increase over prior year. Days on Market continues shrinking to just 49 on average vs 77 one year ago.
