Here’s a summary of the Cardiff real estate market for November 2020 based on data provided by the MLS (private sales are not included; data are believed to be accurate as of this writing but are not guaranteed). There were 22 total sales in November, 2 fewer than in October following increases every month since April.
Single Family Homes Sold
16 (down 1 from last month); Average Sales Price was $2,233,257 (up 26%); Average sale price was 94% of the original asking price
Condos, Townhomes & Duplexes Sold
6 (down by 1); Average Days on Market was 12; Average Sales Price was $1,111,300 (down 2%); Average sale price was 100% of original asking price.
The overall volume of sales in Cardiff shifted down slightly from last month, with single family home sales down by 1 and the same for town homes. The average sales price rose for single family homes (no doubt in part due to 9 sales at over $2M), and was slightly lower for condos, townhomes and duplexes.
The median sales price for single family homes was $2,065,000 (up 21%), and $868,650 (down 23%) for condos, townhomes and duplexes.
At the end of November 2020 there were no homes in the Cardiff housing market with an Active Under Contract status, compared to 1 last month.
At the end of November there were 19 Cardiff homes for sale, 9 fewer than last month, a significant drop in inventory and perhaps not a surprise given the time of year. These listings range in price from $795,000 to $6,495,000. There is only 1 week of inventory for condos, townhomes and duplexes (down from last month) – with only 1 listing when this report was created - and only 1.4 months for single family homes (the same as last month), based on the rate of sales over the last 3 months.
The Cardiff by the Sea housing market strongly favors sellers and became even more competitive in November, especially for buyers interested in a condo or townhome.
16 Cardiff listings came on the market in November, compared to 18 in October. 15 homes went pending in November (not counting the homes that sold), versus 18 in October, so it was a fairly busy month for both sellers and buyers.
