When a Buyer Finds "The One," There is No Stopping Them

The year 2020 has been one of the most intense seller's markets ever.  In fact, having been licened since 2005, I can honestly say, I have never seen another market like this one.  The demand for housing is out of control.  Sellers were reluctant to list their homes either due to pandemic concerns or due to worries of not being able to find another home to buy. 

Only two buyers of the near dozen I helped in the Gainesville market won their home first try out.  Others that lost out in multiple offer scenarios one to five times were discouraged.  They would wonder if they would ever get a home.  As I told each one, "When you find the home that is meant to be yours, there will be no stopping you in writing the offer it takes to win that home."

In my career as a Bristow/Gainesville Real Estate Agent, I have seen many buyers half-heartedly make offers to throw on a multiple offer pile.  I give them the same advice each time on what it would take to be competitive.  Yet, many times they aren't feeling like pushing that hard.  And when they lose, they get discouraged.  Inevitably, when "the one" reveals itself, whatever it takes to get the home is written on paper and the deal is made.

Today, I helped a former disheartened Gainesville buyer make her home ownership dreams come true Just like other buyers, when she found the one, she went all-in when it came to writing an offer.  And she got the home.

This is exactly how it is here as well Chris Ann.  My latest buyer said, that's it, I'll offer _______ over list, period.  Done!

I can only imagine how horrible it must feel to lose out time after time to multiple offers, especially if they are putting their best offer in each and every time.

Sellers markets can definitely be hard on buyers. It's been a crazy market here as well.

That's how I look at it.  Earlier in the year a buyer got very angry with me when he lost the house he had first made an offer on.  The wife was in love, but he wouldn't push the price like I told he should.  It was underpriced.  And this house, was nothing like what they wanted.


He was so angy.  Then, I told him when he found the one that was meant to be his, my advice would be taken to heart.  Sure enough, that's what happened when he found one he couldn't live without.

Hello Chris Ann - an active highly competitive real estate market can be quite difficult for buyers(and not always as "easy" as some may think for sellers either).  Buyers must be prepared to be patient(and persistent) - over time and disappointment - the ideal property may be found in that next opportunity.  Congratulations to you and your buyer for keeping that in mind.

In our market, buyers are foregoing the inspection contingencies to win out in bids. It's pretty interesting...personally, I'd still want it inspected, just in case, and always advise it. Some take it, some don't.
