
It is most interesting being a Buyer's Agent, and seeing how many Listing Agents DO NOT put all the details into the MLS. If you list a luxury home, BE SURE to list the luxury details. Showed a home last week that had a huge walk-in pantry that you could not see from the photos. There was no photo of the loft, no mention of the SIX burner gas cook-top and again, could not see this feature in the photos. This home had been on the market for almost 3 months, and wonder if it would have sold quicker had all the details been listed? Will the cedar-lined master bedroom closet make a difference? It may to the Buyer that loves the floor plan!
When I am working with Buyers and looking at listings, it gives me lots of information to share when I go on a Listing appointment. I DO measure the rooms, list EVERY room, list all the details, whether you can see them in the photos or not. Also, give directions to the buyer's agent. I know some do not use these anymore with GPS, but some homes do not give accurate directions, and you need them, especially in rural areas! If your Seller needs a rent-back, would be nice to know when you SHOW the home, especially if your Buyer needs immediate possession!
It is one thing to list every detail that sets a home apart in the MLS, but then to spread this all over the Internet so Buyers will find your new listing. Sometimes I wonder if homeowners ever look at their listing on-line to verify what is listed. I always send them their listing as soon as it hits the market so if there is anything to change, I can do it right away!
