Reminds me of when I was doing home staging consults and the sellers and I would work so hard to create visually appealing rooms and then the agent wouldn't include photos of them in the listing. So many great details are not used in marketing that could make a huge difference in buyer perception of the worth of the home.

Grant, I try to get everything I think a buyer would want to know about the listing to entice them all to view the home.

Hi Joan... one of my pet peeves... listings with minimal information. I hate having to call a listing agent to ask questions... why not just put that information into mls?
Nina Hollander one of my pet peeves too, but even worse when you show a home, buyers fall completely in love, and then find out the seller HAS to have a post-occupancy agreement, and cannot give possession at closing, and the buyers' lease is up.....so disheartening!
I find it so interesting that we sale the largest priced item and some agents are so lazy with the details of their listing. I was a machinist before selling real estate and I worked non stop from 6am - 5pm sometimes 6 days a week. I speak to so many agents that list homes very poorly and say they just did not have time to find out the details and you find out they are sleeping in until 11 am and they are still in their pjs at 3 pm in the afternoon.

Hi Joan- I don't understand how an agent or seller would want to leave out important details of a listing...the ones that will make a buyer want to immediately see the property.
Good morning Joan Cox - those listing agents are lazy and not survey their clients. When you put everything in the listing I am sure you have more respect from buyers agents.
