Glad to be of help. There may be some things in California law I don't know about, but if questions are about general home inspecting I'm sure I can answer them. In Washington, most home inspectors, myself included, are also Structural Pest Inspectors. Questions can also be about WDO (wood destroying organisms).

The bugs you are showing are not any of the WDOs that show up in Washington. Have you read my blog on WDOs? The soft spot in your floor could be the result of moisture. Have you checked in the crawl space at the location of the softness? Where are you located?
