The City of Vista is an inland community in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers diverse housing in tract home communities, rental complexes and 55+ communities, as well in rural settings.
There are mixed use and agricultural areas, plus a growing and changing downtown offering a wide range of shopping, dining and services. The Moonlight Amphitheater offers outdoor stage productions and concerts) near the Village and has been a popular area attraction for years (well, not this year!).
It’s important for buyers and sellers in the Vista housing market to understand recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
A total of 104 homes sold in November, 17% fewer than last month (126). Here’s the breakdown of activity.
Single Family Homes Sold
81 (down 23%); Average Sales Price was $723,719 (up 5%); Average sales price was 101% of original asking price
Condos, Townhomes & Duplexes Sold
23 (up by 2); 24 Average Days on Market; Average Sales Price $473,508 (down 1%); Average sales price was 101% of original asking price
There were fewer home sales in November last month, with a decline in single family sales and a slight increase in condo, townhome, and duplex sales. The average sales price rose modestly for single family homes but dropped slightly for condos, townhomes and duplexes. Marketing time rose by several days for condo, townhome and duplex sales and remained below 1 month.
While some buyers were able to negotiate the original list price, a significant number of buyers (72%) paid full price or more for their homes, likely due to multiple and competitive offers.
The MEDIAN sales price of the single family homes sold was $685,000 (up 5%), and $455,000 (down 11%) for condos, townhomes and duplexes compared to last month.
At the end of November there were 56 homes for sale in Vista, ranging in price from $305,000 to $7,900,000, down 25% from last month, the 5th decline in inventory. This represents an inventory of 19 days for condos, townhomes and duplexes (vs. 24 days last month), and only 13 days for single family homes (18 days last month), based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market.
68 new listings came on the market in November compared to 115 last month. Similarly, the number of homes going pending (78), excluding homes that closed in November, was 26% less than last month (105); despite the declines, it was still a relatively busy month for buyers and sellers.
