Why You Need A Buyer Agent

Think About It;
Buying a home is a big undertaking, and all aspects should be carefully considered before any decisions are made.  Not only do you want to find your dream home, but you want to do it within a reasonable budget. In hopes of staying within that budget, you may decide to cut some corners by carefully analyzing the things you want over the things you need. In making these decisions, you may decide to skip using a Buyer’s Agent.
Is this a good decision? No. 
Here’s why:

  1. It's FREE!! The cost of using a Buyer’s Agent is covered by the seller out of the sale of their home. This means that choosing to use me as an agent will not only make your home buying journey much easier, but it won’t add a single penny to your budget. Should we end here?  Need I say More?
  2. You're working with a local expert. With my vast experience, I am an expert for home sales in the Ottawa  area. I will help you navigate through comparable properties, location advantages/ disadvantages, and pros & cons of transportation options in the area. I also have a network of fabulous people to refer you to for all aspects of your home purchase & ownership:  mortgage advisors, lawyers, handymen, home inspectors,
    and so much more!
       3. Backed by the number 1 brand. As a RE/MAX Agent, I have am part of the company that has the reputation of having the most trusted, high producing agents in the industry.  RE/MAX sells 1 in every 3 homes in Canada.  I may even find you a home before it goes on the market! All my office staff will help ensure you are taken care of throughout the home buying journey.

  4. Representing only YOUR best interest. My goal is that you get a home that suits your needs, at the best price possible.  I will be representing your interests throughout the journey. The “Buyer’s Representation Agreement” defines the nature of that relationship.
 5. Your best interest when connecting with listing agents. Why you let me, as your buyer agent,  call the listing agent with your questions instead of doing it yourself:
 

•You might divulge something important
•You might reveal how much you really want the property
•You might reveal an urgency to move?

  You don’t want to compromise your negotiating power & end up paying more then necessary
  6. Help sort through all of the listings. 
I will get ALL listings to you as soon as they go on the MLS system.  In this market getting day old listings is often too late.  I will also keep a daily eye out for what is happening with other companies who don’t post on MLS.
Also, if you are buying during a high volume period like the spring or fall, there will likely be a high level of inventory for you to choose from. As your agent, I will help you create a wish list and filter through all of the current listings to help you find your dream home.
  7.  Coordinate Showings for you. A great reason to hire me as a buyers agent, is that I’ll be responsible for coordinating viewings of potential properties.  It can be tricky & sometimes confusing process. 
  8.  Knows what to look for when viewing houses. Whether you’re buying your first house or tenth, chances are you don’t physically look at houses on a daily basis.  I see dozens of houses every week. I know what red flags to look for: structural issues,  pest issues, leaks/stains/mold, odours, age of major components, amateur workmanship,  poor drainage/grading, location & so much more. I can also help you make a good decision, not an emotional decision.
  9. When it comes time to put in an offer,  I will help you come up with a strategy and implement that strategy to ensure your best chance at success.
I will also make sure the “Agreement of Purchase and Sale” is written professionally, with all your bases covered; and help you meet all your deadlines in fulfilling conditions.
  10. Your number 1 negotiator. Negotiation is a skill I have perfected over the years…
…and is one that will help you get the best deal, and possibly beat out other potential buyers in a multiple offer situation.
