Closed Unit-Home-Sales Turning Down for the Season; With Sales Prices Eking out Another Recent New High for Camas WA in November 2020
As we head into the Winter Season, we are starting to see a decrease in Homes Sold; but, with Home Loan Interest Rates so low, and a scarcity of Active Inventory, Home Sales Prices will continue to have strong support and perhaps gains. Here are the key points for this month:
- The Short-Term Average Price Trend inched up about $1,400 and is 10.11% higher than last year ($88,897); with the 12-Month Moving Average now strongly positive at 8.24%
- The Inventory level dropped another 0.2 to an extremely low 0.7 month's of supply for resale homes.
- Approximately 54 Resale Homes closed in November 2020, compared to 53 Sold in 2019; which is 1 more (1.9%) compared to last year, and 13 fewer than last month;
- REO/Bank Owned property sales were 0 units (0% of total); no change from 0 (0%) in 2019.
- Short Sale /Pre-Foreclosure property sales were 1 units (1.9% of total); up from 0 (0%) in 2019.
The Average Sales Price is now at $608,820, which is approximately $140,117 higher than the Clark County average for this month (a strong increase from last month, as the County Average fell a modest amount).

We see this month unit-sales starting to make the seasonal down-turn although this year it is coming from the highest-ever point achieved for this community. The sales have been strong enough the past few months that Camas is now above last years mark by 23 homes (+4.43%).

Record strong sales with very low Active Inventory, along with record low interest rates have power the strong run-up in home prices this year.

The Inventory-by-Month graph shows all elements: New Listings, Pending Sales and Closed Sales falling, with New Listings dropping the most. We are clearly still in a Seller's Market with falling Active Inventory and the level at such an extremely low level.
The middle chart shows both Average List Price and Closed Sales price both above the $600,000 mark.
Finally, the Average Days on Market increased by 11 days; while the Median increased by 5 days.
