Active Adult Communities are a fairly new thing in the Northern Virginia real estate market. Typically, they are age restricted to people 55 or over.
These communities are geared toward soon-to-retire, semi-retired and retired adults that still like an active lifestyle. They usually feature a large clubhouse for social gatherings, fitness, pools and tennis. In some of the more extravagant, you can also find a gofl course winding it's way through the community.
Upkeep for these communities isn't cheap when it comes to HOA fees, but you do get so much for your money. Access to pools (usually at least one indoor pool), tennis, and workout rooms. Basic cable and internet are also part of many of the Active Adult HOA fees.
Residents are given activity calendars each month. No matter what your interest, it's almost guaranteed there is a group meeting at least once a month to do "it".....poker. chess, eat out, book clubs, garden, quilting, sewing, wood working. And if there isn't a group for your interest already, start one and meet the neighbors that share those interests.
Children under the age of 18 are not usually permitted to live in these Active Adult Communities, so the ocassional short-term visits from grandchildren is fine. And with this rule in place, there are usually also restrictions on the hours that children may accompany their resident guests to the amenties. Living in an Active Adult Community, you won't ever need to buy candy for trick-or-treaters again.
Active Adult Communities in the area may also offer condo living options.....a great choice for someone that wants no outside upkeep in their next home.
