That is the number one question I am asked every day. My answer is.... 
YES it has! For the Individual Buyers picking up Great Deals in Florida.

There are many homes and condos that are listed for less than appraisal value.

The last 18 months have been difficult for sellers. Many purchased a secondary
residence for vacation and rental income. With the overabundance of foreclosures
and short sales ... it is a Buyers Holiday. I consult with every potential buyer about
the situation. I always ask...How many properties do you intend to buy. 98% of
the time they say....ONLY ONE. After getting their full criteria and price point, I
run a full search. I analyse the property appraisers records. I determine how
many days the properties have been on the market...etc. I then email my clients
all the necessary information to make an informed decision...before they arrive.

Asking Price $475,000 Sold Price $325,000 is an example of what the current
market contains...If and only IF...the Realtor does the hard homework.

There is a lot of interest in pre foreclosures and short sales. They can take
