Wish List

What is on your WISH LIST?      

When you start working with a REALTOR®, together you put the items on the Wish List you hope to include in your new DREAM HOME.    I like to say - put them in order and let’s look at the top 7 on this list.    If you get 5 or a couple extra you didn't ask for - you probably found the right home.   You rarely find that PERFECT home.

 

What is the most important?

 

Square footage/Style/# of Bedrooms/Bathrooms

Location to work/school

Style of home - Ranch, Two-Story, Multi-level

Year built/Energy Efficiency

Updated & Remodeled      

Size of the yard/does it have views/backing to open space

Acreage

Basement - Walk-Out, Garden, Finished

Garage size/workshop

Close proximity to schools and ranking

Walk Score and the ability to walk to a coffee shop, restaurant, or shopping?



These items are easily found within the listing on MLS, but when you need a certain flow to a home, size of the master bedroom closet (even though we are seeing more photos of the master bedroom closet in MLS) or if the family room has ample natural light will require a visit to the property.     There are times you need to identify which items you can and cannot live without.   It is fun to find THE RIGHT HOME on-line, but you need to see the surrounding neighbors, the amenities close by and the feel of the home in person.

Buying a property right now will require a buyer to have a lender letter stating they are able to purchase (or proof of funds if purchasing with cash), and have some patience with the very low inventory.     In some areas, once a home goes on the market, there are a multitude of showings, and many will decide to write an offer in those first days on the market.  It is important to keep on top of the new listings daily!

Ed Silva had that this month.  A seller called me and said she had her own buyer, but funny, she wouldn't give permission to pull credit, and finally this week gave it up, and will list the house.

Hi Joan... all I can say is I'm so happy I'm not looking for a home, myself, right now. As for my buyers... they are all compromising more vis-a-vis their wish lists than they ever thought they would... and for a third year in a row virtually all of them are paying more for a home than they thought they would need to.

Hi Joan.

Great info to share and keep buyers in the loop on what it important, what is "would like to have" - keeping within the budget. Our inventory is so low - not like in the past where buyers had a lot to pick and choose from - like a candy store. Wondering how 2021 will be. Happy New Year's Eve to you!
