I find that the biggest mistake a buyer can make is to not get pre-qualified first a that will set the tone for what they can afford to buy

Hi Joan... all I can say is I'm so happy I'm not looking for a home, myself, right now. As for my buyers... they are all compromising more vis-a-vis their wish lists than they ever thought they would... and for a third year in a row virtually all of them are paying more for a home than they thought they would need to.

As my girlfriend often says...no perfect spouse no perfect house (although she is quite lucky).

I often ask my buyers to write down their wishlist and I find they rarely find 100% of what they're looking for. But we all know that bright?

I have seen so many wish lists that don't fit the budget, haha.  I love the clients that have the budget to get everything on their wish list.

Great info to share and keep buyers in the loop on what it important, what is "would like to have" - keeping within the budget. Our inventory is so low - not like in the past where buyers had a lot to pick and choose from - like a candy store. Wondering how 2021 will be. Happy New Year's Eve to you!
