Goodbye 2020!  Welcome to 2021! 

For many, this past year has been a struggle.  And the real estate market was affected as well.  Interest rates continued to remain low, but inventory also remained at an all time low.  Prices continue to rise.  New home construction prices are still rising.  The home buyers are now in bidding wars to purchase a home and many homes, if priced right, new listings don’t stay on the market but a few days.

 In the Southern Missouri MLS, from January 1, 2020 to December 28, 2020, 15,841 homes sold, with an average sales price of $153,991.  1885 homes are currently under contract and 2205 remain on the market.  Currently there is only 1.67 months supply of homes for sale.  On average in 2020, 1350 homes sold every month.  New subdivisions are beginning to fill up, with more coming for 2021.  Unfortunately, the first time home buyer is finding it harder to find homes.

We saw the same thing in our market with limited inventory, voracious buyers, and rising prices due to multiple offers bidding up sales prices.
