Month of December 2020. Unit volume of 59 was 34.1% greater than last year’s 44 closings. Average Closed Price was up 5.1% to $332.5K, but Median Closed Price was down to $300k, a 4.4% decline. Days on Market declined to just 19 days a 63% reduction. These numbers don’t tell the entire story. For example, there are only 17 homes on the market at today’s writing, just 8.3 days of inventory and only two of those homes are $300k or less. Buyers looking for entry level homes are virtually shut out of the market due to lack of available product. Looking ahead to January 2021, there are 44 re-sale homes currently contingent or under contract/pending vs last January’s total of 35.
December YTD 2020. Everyone seems eager to have 2020 behind us with a better 2021 ahead. Despite the trials of this year, unit volume rebounded to 503 closed transactions, just 5 units shy of last year’s 508. Average Closed Price and Median Closed Price are up 8.8% and 7.2% respectively. Days on Market continued to drop 30.2% to just 45 days average for the year. While no one has a crystal ball, it seems obvious that the migration to Texas from other parts of the country will benefit Sun City Texas for the long term. It is also clear Sun City Texas remains a premier 55+ community celebrating it’s 25-year anniversary and Rugg Realty LLC has been serving this community for 11 years.
