N Padre Island Corpus Christi Housing Report November 2020
I have to say this has been the strongest year in Real Estate I have experienced since getting my real estate license in 2003. At the beginning of the year we were all concerned about how Covid-19 would effect our market. We had no idea our population would be increasing. Check out the numbers from November 2020.
Active listings are down from this time in 2019 by 47% with only 161 Active listings available for sale on North Padre Island. Inventory is down compared to November 2019 with only 2.7 months available compared to 6.7 months the prior year.
Closed Sales are Up by 109.4% with 67 properties closing on the Island in November 2020. The price distribution is mainly split between $200,000-$400,000 - that is the Hot Price market right now if you are looking to purchase. Price have been steadily increasing mainly due to relocations and the interest rates being at an all time low.
The Median Price is $346,500 which is up 27.7% over the same prices in 2019.
