As the Millbridge Real Estate Snapshot below shows, median home listing and sale prices ($372,228) increased during the 4th Quarter 2020. Average home sale prices ($391,049) also increased in the 4th Quarter 2020 compared with the same quarter one year ago. Sale prices of Millbridge homes averaged 99.5% of asking price. Median sale to list price ratio in Millbridge was 100%.
65 homes sold in quarter four, 5 fewer homes than during the same quarter last year. New listings were down with three fewer listings year-over-year. Fewer closed sales were certainly as a result of fewer listings year-over-year.
Average days on market were down 42 days versus the same quarter one year ago, dropping to 33 days from 75. Median days on market in the fourth quarter 2020 were just 14 days. In other words, Millbridge homes are selling more quickly and for more money than one year ago.
At quarter-end, eight homes were actively listed for sale, all of them new construction. At the end of the fourth quarter 2020, 19 Millbridge homes were in contract, 14 of them new construction homes. Lennar, MI, and DR Horton continue to build in Millbridge.
