19 homes sold in Lawson during the Fourth Quarter 2020, four more than in the same quarter one year ago. Lawson had four more listings for sale than in the same quarter one year ago. However, the overall lack of new listings was also reflected in the drop in average days on market, which were down 34 days to 12 days compared with the same quarter one year ago. As a result, home sellers received 100.6% of their asking price during the first quarter 2020.
Median list and sale prices for Lawson homes decreased in the 4th quarter 2020 versus 2019, as did average and median listing prices. Average sale price in the fourth quarter was $443,537; median sale price was $380,000. This drop in sale price should not be attributed to the diminution in home values in Lawson. Rather it reflects the price mix of homes for sale during the fourth quarter 2020 with home sale prices ranging from a low of $297,700 to a high of $775,00.
At fourth quarter-end 2020, no homes were listed for sale in Lawson and just two homes was under contract. For a community some 600+ homes, inventory is razor-thin.
