There may come a time in your life as a homeowner when you will feel it’s time to level up and leave your initial property behind in exchange for an improved one. However selling your property may not be as simple as that, regardless how high-value it is. 

 

When you pitch a home to a potential buyer, you do not only sell the property itself, but the entire neighbourhood as well. The entire area the property is placed in can ultimately make or break the home sale. Let’s take a closer look at four ways in which the neighborhood itself can have a considerable impact on your sale prospects:

Look for Rule Breakers

If you live in a neighbourhood that abides by certain rules for the greater common good, but there are certain renters or homeowners in the area that won’t respect these guidelines, the process of selling property may become threatened. A prospective buyer may notice anything that’s out of line, like chaotically parked cars or random noises at odd hours.

 

Anyone looking to move in a well-established decent community will take stock of anything that falls short of this perfected image and will move along. Another perspective is that they may settle for a compromise in regards to the area, but may ask instead for a much lower price than the one you’re hoping for.

Asses Important Commercial Venues

Another aspect that can make or break your home sale is how well the neighbourhood is connected to important commercial venues. We’re talking about hypermarkets, small convenience stores, farmer’s markets and other commercial venues that will address the property buyer’s immediate daily needs.

 

Other commercial venues can also raise the value of the neighbourhood you’re looking to sell in. When moving to a new neighbourhood, a buyer will be more thrilled to see they also have a gym nearby, an entertainment facility, sports venues, restaurants, pubs and bars. These do not represent an end-all option in the sale portfolio, but they can surely raise the property’s value when existing.

Identify Proximity to Luxury Stores

The human mind is very perceptive and eager to absorb information that it can later define as good or bad. The information your neighbourhood provides to a prospective buyer can totally turn things around when it comes to completing a sale. Having said this, it’s best if you can identify your home’s proximity to luxury stores as their presence can definitely make the neighbourhood become more appealing to potential buyers. 

 

Think about it, a residential neighbourhood that’s close to renowned luxury brands like Louis Vuitton, Versace and IceLink will definitely receive more attention from prospective buyers, than others that are simply ordinary. So make sure to include this precious information when starting to promote the property you’re looking to sell.

Emphasize Cleanliness and Tidiness

Regardless of the prospective buyer’s profile, a clean environment will always present more appeal to someone who’s looking to invest in property. This is why a neighbourhood that’s well taken care of and that feels tidy may boost your property’s value both on paper and in the eyes of the buyer. The first thing you can do is to emphasize this by describing the daily or weekly routine of the waste companies in your residential area. Buyers will also be more interested in a green neighbourhood or at least one that’s permissive to its inhabitants making it greener. 

 

Tell your prospective buyer how they can embellish the area even more by planting trees or putting their green thumb to use by planting their own little square of land in the neighbourhood. Get all the necessary information you need, get as acquainted as possible with what’s permitted in the neighbourhood you’re looking to sell in and then pass on this information to the potential buyer. What’s more, selling in a neighbourhood with clean facades will also boost your own property’s value.

 

As you can see, there are certain features of a neighbourhood that can definitely boost your home’s value on the selling market. It’s best that you don’t only focus on the home itself when promoting it for sale, but also on the neighbourhood it’s a part of - present all potential benefits to the buyer and how they may improve their life quality. Ultimately, the selling process will become easier, more efficient and more reflective of your property’s great value.
