Is it CRUEL to treat Home Buyers this way?

Depending on whose eyes you are reading this with, you may or may not find this cruel. I had a would be Manchester NH area Home Buyer call me asking why some Real Estate companies are so cruel?

 

Was it me? No. Ok, good. So, I then had to get to the bottom of this call. After listening to the buyer, I know what they mean. It leads to the question of how long does a seller have to wait to answer a buyers offer? How many offers does a seller need before they can make a decision?

 

I experienced this myself many times this year already with my own buyers. Does a home seller really need 50 offers to decide which one is best? Should they wait 1 week? How about 2 weeks to answer buyers?

 

Just this week a new listing hits the market. My buyers and I rush to see it the first day and make a great offer over asking price with no contingencies. The listing agent acknowledges receiving it and then goes dark. An email a couple of days later, is that they will wait a week to make decisions. When I reach her she said she had almost 50 offers, but will take them the rest of the week. Who needs 50 offers?

 

Here is the problem I have in ths market. When you look at a home, the value of it will be at or just above what the other homes in this neighborhood have sold for. When there are large neighborhoods, all the same style, same size, same age and similar condition. If the buyer is getting a mortgage, the price will be limited to what it appraises for. Making an offer $50,000 over it's value will lead to a failed appraisal and a price reduction in their future.

 

Knowing this, why not take an offer that has no contingencies and is at what the home will appraise for? Taking offers over what it will appraiser for sets the seller up for failure and stress. Now if it is a cash offer, then a cash buyer can pay what ever they want. However cash buyers are rare in starter homes.

 

Is it then cruel to take offers from 50 buyers, 49 of which have no chance to get this home? There are real life emotions and feelings. First time buying is hard enough with out it being made harder. I feel the early buyer who got pre approved and makes their strongest offer fist should be rewarded, not punished. If you have 6-7 good offers on the first day, do you need 43 more over the next week?

 

Going back to this buyer. They fired their buyer agent and need some real help. Now the good thing is all listing agents are not waiting 2 weeks and 50 offers later. We got my new buyer pre approved. We jumped when the next new listing hit the market. We were first in and had an offer to them within the hour. The seller was very happy and it was accepted. After 3 months f looking and bad offers, my new buyers had their dream home under contract. The seller who needed a quick sale had their buyer. Smiles for everyone

Very well said Barbara Todaro. It is chaos and the untrained and unsupervised are really showing that these days. Appraisals are coming in low on these over bids and causing more pain for the buyers and sellers. More for the sellers who really thought they would get that pie in the sky number,

Exactly Lise Howe and when some are using these pie in the sky high numbers just to get the listing, it sets up for failure.

Here too Kathleen Daniels, Probate & Trust Specialist , my issue is those who set the deadline 7 or even 14 days in this case when they already had 25 offers in 2 days, waiting another 7 to 14 days when you have 25 plus offers is not helping anyone,

The Austin market could be tops in the country  Dorie Dillard CRS GRI ABR . I was meeting with my relocation people from a large national company and he was going over top relocation markets and yours was far #1. I was like "hey, I love reading about Austin in Active Rain." Here we have an issue with appraisers not raising their values with the market, not sure if it is the banks or them. Nearly 1/3 ar enot appraising when over bid here

50 offers is way over kill by a long shot. Who in the heck wants to waste everyones time knowing full well only one buyer will win the bid. No thanks. Agents and buyers should calm down and look at thing from a more rational stance.

Have been on both sides of this one.  My latest listing was on the market for 48 hours.  Had 26 offers and I'm still getting complaints about buyers not being able to see it or make offers.  Meanwhile, we got back to all of these offers by this morning.  We were going over them last night.

If the sellers had stopped it at 5 or 7 offers, they would have been happy, but what they got in the end of the two days was beyond belief and they would be foolish not to take.  And that was just 2 days with a set expectation.  It's madness out there right now.

In our market, we too are seeing lots of homes with lots of offers.  One local appraiser updated us on our market recently.  His numbers showed that even in this market there were still 40% of the homes sold at or below list price.  I think many of those homes with so many offers have priced their listing too low.  Yes, it is so tough to be a buyer right now.

No doubt there are plenty of other similar stories given the feeding frenzy we are seeing in so many markets, and it seems to bring out some bad behavior in many. Thank goodness these buyers reached out to you and were able to finally achieve their goal, under much more pleasant circumstances.

I often wonder if it is 'fun' for the agent to do this. It makes no sense, nor helpful to the seller. The prices do not go up offer by offer because everyone is just putting in what they hope is the best. Who's ego is bigger here? LA or seller?
