Yes, it is ugly out there. Agents are chomping at the bit too, and showing up in driveways far earlier than their scheduled appointment time. We always back up the auto-scheduler with calls to the agents - explaining the windows for showings.

Great post on why it is important to keep the atmosphere calm surrounding a new listing coming on the market. The white glove treatment for everyone will produce better results. Our market is derailing because there are so few listings coming on..its now climbing to offer over 10% list price to be in the ball game.

Hi Margaret- I love your post! When we bought our home in Leesburg VA in 2004 it was a seller's market. Our agent called and told us to go to an Open House one Sunday. People were lining up an hour before it began and the line was all the way down the front walk. It was crazy.

With buyers I connect up with the LA first to get a feel for what the sellers time line is etc. I find that LA's are much more willing to work with me once the dialog has begun, rather than just sending an offer. Last we we were one of who knows how many offers (I honestly didn't care as all have multiples these days) my goal is to win it for the buyer and that means commuicating with the LA as often as needed to tweak the offer. It works well for us.

The frenzy comes with a certain sense of entitlement to see a home if an agent has a buyer. Unfortunately, not everyone gets a chance to see it. And that pool is further limited with sellers who know they will get offers if they only have the home on the market three days. The seller has the right to limit showing times. And I can't believe, in the age of a pandemic and working from home, that agents would not understand this.

It's a tough time for buyers AND for sellers and we need to respect each other as we try to manage our clients needsas farily as possible. So many sellers work at home these days and it does complicate scheduling given the strong demand from buyers to get in to see homes as quickly as possible.

I love this, Margaret - it's so you! Funny but, we are in an insane market here too - we HAVE to respond very quickly (when representing buyers).
As both a buyers agent AND a listing agent, whichever side I'm on, I'm talking to the other agent - you'd better BELIEVE it! As the LA, I want to get a better feel of the buyer and their agent and the only way to do that is to actually SPEAK with them! Nowadays, it's even more important. When I have a hot listing hitting the market on Friday, I am on my phone, literally, all day long! It pays off for the sellers - they have the inside scoop by doing it that way. What is written in an email or text and in an Offer don't come anywhere NEAR getting a good, solid picture of that buyer & their agent!

More and more I see sellers leaving for the weekend or have already moved out before they put their house on the market. Those first couple of days are usually back to back showings. I always appreciate the agents who respect and follow the showing instructions and give constructive feedback.

Here in Santa Cruz County CA we have to follow the CA Assoc rules for showings which is no more than one agent and two buyers from the same household at a time. Demand is so high that agents are using online appointment setters for vacant homes in 1/2 hour intervals, running well past dark.
Last week I wrote an offer for buyers, who offered as high over asking price as they could. House got 24 offers. That despite pest damage and standing water under the house. Cash, no contingencies, quick close, normal buyers hardly have a chance here.
