Unit-Sales Jump Up With Prices Hitting Another New All-Time High for Battle Ground WA Real Estate in December 2020

Our Late-Season Surge gained strength for the last month of 2020, and we finally see a decline in Pending Sales and New Listings. With the Extremely Low Inventory Prices have had little room to move but UP! Here are the key points for this month's report:

  • The 3-Month Moving Average Sales Price moved up by almost $13k and is now $516,134 which is 22.87% higher than last year; with the 12-Month Moving Average now at $475,525 or, 15.28% compared to last year.
  • The Inventory level for Resale Homes Fell 0.3 month's worth to an Extremely low 0.4 Month's of Supply.
  • Approximately 53 Pre-owned Homes closed, compared to 48 Sold in 2019; an increase of 5 homes (+10.4%).
  • REO/Bank Owned property sales were 1 units (1.67% of total); up from 0 (0%) for the same month in 2019. 
  • Short Sale /Pre-Foreclosure property sales were 1 units (1.9% of total); no change from 1 (2.1%) in December 2019.

The Average Sales Price for Battle Ground gained another $12,744 up to $516,134 this month; and increased its lead over Vancouver's price-level to $90,588!

We are now in the full-swing of the seasonal slowing, with the short-term line well below its peak but not yet piercing the long-term line.

Both the short-term and long-term trends show no slowing as they both keep moving upwards. Prices will see continued pressure to climb as smaller towns outside of the metro area are seen as safer to live in, while escaping the seemingly never ending social unrest urban residents are now faced with.

Both New Listings and Pending Sales fell in a parallel manner; while Closed Sales actually climbed higher than last month. With Active Inventory falling strongly to such a low level we are clearly in a Strong Seller's Market.  

The Average Price for New Listings actually dropped substantially from last month; withe Closed sales prices easing and actually higher than the average for new listings. 

Finally, Average Days on Market rose by 2 days; and Median Days fell by 3 days. Both measures show the market to still be quite brisk.
