The 2008 selling season has been one of the more interesting ones, as our economy is uncertain and there are many homes up for sale. Buyers have many choices to choose from and if they have solid financial backgrounds, can be solid gold to that home seller competing on the market with an actractive list price.
Another solid gold buyer is the Active Adult, or better known as the Baby Boomer. This segment of the market is making up a large majority of the home buying public. There have been a larger number of homes being sold in Active Adult communities such as Sun City Carolina Lakes than any other single neighborhood in the Charlotte Metro area. This segment is the elite in the home buying population. They usually have sold their home or don't need to sell their home. They are very strong financially or they pay cash. What they are looking for is very specific in a home and community. The home must be one story, they prefer new, they want nice ammenities inside as well as outside and they want to be close to the action. The action is, golf, work out facilities, tennis courts, club house and shopping. Most are relocating from other states to be close to their families who live in Charlotte's suburbia. But there are many who are downsizing from Charlotte neigborhoods and want to stick around...with less house and yard work.
So don't think the 2008 home selling market is sluggish, it may be that you need to focus in on the more hot market. The Active Adult market is here and will be for years to come. Just think, there are approximately 76 million americans approaching the 55+ age group. That's a market in need of and will get what they want, convenience.
