8 Reasons Why Your Schaumburg Home Won't Sell

 

1)  Your Home is just not up to Snuff - There is plenty of stiff competition out there in the marketplace and buyers just don't want to deal with the updates you haven't wanted to tackle.  You can blame it on anything you want but if your home is outdated, it's not going to sell.  You can wish as hard as you can, it's just not going to happen.

 

2)  Your Home does not have 'Curb Appeal' - Notice that buyers cruising by your home and just driving away?  They don't want to trim the bushes, pull out the overgrown hedges or paint your home either for that price. Buyers don't have to visualize how your property 'should look' with a coat of paint. They are forming an opinion about what the inside of your home looks like.

 

3)  Extreme colors that would make a paint salesman run for sunglasses - Over the past few years I'm not sure what has come over some sellers (stock in Benjamin Moore?).  There is a frightful need to paint every room in a different primary color. It wouldn't also be bad if the applied paint looked somewhat professionally done.  Another tip - white is not really a soothing color.  That 'fresh' hospital phase that we went through in the 80's is now over.  Relaxing colors are the best choices.

 

4)  The Pictures in the MLS do not entice buyers. Your agent has taken photos of your home that detract rather than enhance its potential.  Worse yet, they've taken them with their cell phone! Your first exposure is on the internet so be sure that you are pleased with the photos of your home or hire a professional to do the job for you.  It's a small amount of money that will pay back with big results.

 

5)  Clutter with a Capital C - You have ...... how shall we say it nicely ..... outgrown your home.  It's stuffed like a sausage with furniture, belongings of every type, and knickknacks. Another word with a 'C' is chachkies. Buyers are not interested in ANY collections you might have.  They are here to see the square footage of your home and what possibilities it has FOR THEM.

 

6)  Your Home is Overpriced - this is a real biggie.  As stated before, there is always competition in the housing market.  Buyers are going to comparison shop & will choose the home with the least amount of work. The best strategy is to price your home as 'tight' as you can within your competitive bracket.  View those other homes competing with you online to get a true sense of what a buyer will see when they visit your price range.  How do you feel now after seeing what others are offering for the same price?  If you can step back and act like a current buyer in the market you will not overprice your home.

 

7)  Your home isn't Selling so who cares what price we're at - A bad attitude and growling won't get a buyer in the door.  What the buyers are saying to you is 'No thanks Mr. Seller, not at that price'.  You must adjust your price after a sufficient amount of time because if you have no showings, the buyers are actually telling you it's overpriced.  Don't be that stale listing that's dead in the water because you won't lower your price.

 

8)  Your House Smells - there I said it and I won't feel bad about telling you!  Your beloved pet 'Nuggets' has 'overused' the livingroom carpet and it smells like a kennel.  You might be used to his day to day scent but buyers WILL NOT put up with it. Don't give them a reason to open the front door and yell 'see ya'. I love all pets but they will not help you sell your home!

 

Hope you've found these suggestions important when putting your home on the market. It's important to 'breakaway' as a seller & truly look at your home thru a buyer's eye.
