It was a heck of a year for real estate across the country especially with the uncertainty of the shut down in March. Things slowed for a few weeks but came back with a fury. The 2020 Real Estate Market for El Dorado Hills ended with 61% fewer homes for sale and the average home selling price up over 30% compared to December 2019. Here is a look at our year end stats and what was selling in El Dorado Hills in December 2020 with the high and low home sales along with sales statistics for the month and a look back at 2019. Keep in mind that numbers and statistics used here reflect MLS sales only. Very few of the new construction homes come through the MLS. As long as our total inventory remains low, I believe our home prices will continue to rise in 2021. Our demand far exceeds our supply.
Highest Selling Home - The highest selling home in El Dorado Hills for December 2020 was an incredible Spanish style two story home on Greenview Dr. inside the Serrano Golf and Country Club gates. It was built in 2007 on 1.917 acres with approximatly 6497 sq. ft., 4 bedrooms, and 5 full bathrooms. On top of its exquisite and detailed inside amentities, it includeIt had an outdoor kitchen, pool/spa, lighted tennis court, putting green and a casita. It was listed at $2,800,000 and sold for $2,675,00 (95% list to sales price) equating to $411.73 per square foot.
Lowest Selling Home - The lowest selling home in El Dorado Hills for December 2020 was this single story, built in 1966 in Crown Village on .23 acres with approximately 1790 square feet with 3 bedrooms, 2 bathrooms. It was on the market only 10 days, was listed at $425K and sold for $445K which equates to $240.60 per square foot and 104% list to sale price.

Average Cumulative Days on Market: 21 (82 days)
Average List to Sale Price Ratio: 101.32% ( 97.82%)
Listings Selling at List or Over: 55 (72%) (9 listings)
Breaking down those 76 sales:
Under $400,000 = 0 sales
$401K - $600K = 16 sales (15)
$601K - $750K = 18 sales (15)
$751K - $1Million = 18 sales (6)
$1Mil and over =24 sales (6)
I also looked at a few other selling factors to see if they seemed to make much of a difference:
Single Story Homes - of the 76 sales 33 were single story homes. 23 sold at list or over (70%). The average days on market was 17. Price per square foot = $315.78 and average list to sale price ratio was 101.14%.
Homes with Pools - of the 76 sales 45 had pools (35 were on the property, 10 were in the community).32 sold for list price or over (42%) with an average price per sq ft of $309.07, and an average list to sale price ratio of 101.18%.
Lastly, the highest selling home for all of 2020 was a home in Serrano built in 2011 on .82 acres. It had approximately 7549 sq feet, 4-5 bedrooms, 8 baths (4 full and 4 half baths). It had a theater, game room, wine room with a bar, office, gym with Sauna, elevator, infinity edge pool, outdoor kitchen, vineyard, and unobstructed views of Folsom Lake and Valley lights. It was listed at $3,550,000 and sold in November for $3,000,000.
