Month of January 2021 – In many ways it is difficult for one to get their mind around what is happening in the resale home market in Sun City Texas. With 40 units closed this month vs 35 in prior year things look strong. Average Sale Price is up 2.5% and Median Sale Price is up 20% to $327k. Time on market continues to fall, from 63 days in prior year to just 37 days currently, a 41% reduction. The problem is lack of inventory. At this writing there are only 12 homes for sale in the MLS system and the inventory has been as low as 5 units in the past 30 days.  Unless we see some increase in inventory the lack of product will strangle the resale market.  Looking ahead to February 2021, there are 33 re-sale homes currently contingent or under contract/pending.

January 2021 on a cost per square foot basis – Since there is no separate Year To Date data, I have included a second chart (highlighted in yellow) based on cost per square foot of sales recorded. The Average Sale Price per foot is $180 per foot, a 6.5% increase over one year ago and the Median Sale Price is up 6.1% to $174.7 per foot.
