Vista is an inland community in North San Diego County, bordering Carlsbad, Oceanside and San Marcos. Vista offers diverse housing in tract home communities, rental complexes and 55+ communities, as well in rural settings.
There are mixed use and agricultural areas, plus a growing and changing downtown offering a wide range of shopping, dining and services. The Moonlight Amphitheater offers outdoor stage productions and concerts) near the Village and has been a popular area attraction for years (well, not in 2020 - we’ll see what happens in 2021!)
It’s important for buyers and sellers in the Vista housing market to understand recent trends and current local market conditions in order to make informed decisions about buying and selling Vista homes for sale.
The following data are taken from the MLS (private sales are not included in these statistics, nor are multifamily properties, or mobile and manufactured homes). The data are believed to be reliable at the time this report was written but are not guaranteed.
A total of 79 homes sold in January, 31% fewer than last month, a trend seen in other nearby communities. Here’s the breakdown of activity.
Single Family Homes Sold
62 (down 38%); 18 Average Days on Market; Average Sales Price was $709,428 (no change); Average sales price was 100% of original asking price
Condos, Townhomes & Duplexes Sold
17 (up by 2); 17 Average Days on Market; Average Sales Price $469,626 (up 7%); Average sales price was 99% of original asking price
There were fewer home sales in January than last month, with a drop in single family sales but an increase in condo, townhome, and duplex sales. The average sales price did not shift for single family homes but was higher for condos, townhomes and duplexes. Marketing time was shorter for single family homes and for condo, townhome and duplex sales, and again was less than 1 month.
Are homes selling quickly in Vista? Yes at this time - 52% of the homes went pending within 1 week. Buyers need to move quickly in today’s market
While some buyers were able to negotiate the original list price, a majority of buyers (72%) paid full price or more for their homes, likely due to competitive bidding. This is something to keep in mind if you are planning to buy a home.

The MEDIAN sales price of the single family homes sold was $695,000 (up 5%), and $465,000 (up 11%) for condos, townhomes and duplexes compared to last month.
At the end of January there were 46 homes for sale in Vista, ranging in price from $305,000 to $7,900,000, down 18% from last month, the 7th consecutive decline. This represents an inventory of only 13 days for condos, townhomes and duplexes (vs. 15 days last month), and only 14 days for single family homes (12 days last month), based on the current rate of sales over the last 3 months. Vista remains a very strong seller’s market.
92 new listings came on the market in January compared to 73 last month (up 26%), and good news for buyers. The number of homes going pending (85), excluding homes that closed in January, was 16% more than last month (73); it was a busy month for buyers and sellers.
